What is Home Staging?

According to Wikipedia, "Home staging is the act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. Staging techniques focus on improving a property's appeal by transforming it into a welcoming, attractive product that anyone might want. People usually use arts, painting, accessories, lights, greenery, and carpet to stage the home, to give potential buyers a more attractive first impression of the property." 

But there are several levels of staging services. Maybe you just need a hand selecting a new paint color(s) and/or rearranging existing furniture, artwork and accessories to increase your home’s appeal. Or maybe you have a vacant home to sell and need furnishings to warm up the space. Clutter got you overwhelmed? I can help with that too. I actually had a client who decided not to move after I had staged their home - that’s how much of an impact it can have!

As an experienced interior designer who has won awards for her designs in both the 2014 Colorado Springs Parade of Homes and the 2017 Parade of Homes, I know what impresses home buyers.

What does home staging cost?

Consults and smaller projects are typically billed hourly at a rate of $80/hour. Most of my clients choose this option.

Mid-size to larger projects are typically billed at a flat rate. I will provide an estimate after an onsite consultation where we can spend some time in the space and discuss staging options.

This entire home had a case of the blahs. It was a nice house, but was completely neutral - varying shades of tan everywhere - which translated into lacking any warmth or personality.


Bringing in some color made this master bedroom come to life! Fresh bedding and a few accessories made for an amazing transformation!

A tired chair and ottoman certainly wasn’t creating an inviting space to read in this master bedroom corner!


A beautiful new tufted chaise and a cozy faux fur throw make this a perfect place to curl up for a good read. The rattan side table and salt lamp add an organic touch while the floor lamp and beaded pillow give it a little bling

This family heirloom just needed some love!


The homeowner had already stripped the old paint, but needed some help from there. Chalk painted in a soft green, then lightly distressed and an application of dark wax gave it a fresh look while still maintaining it’s antiquity. It now displays other family heirlooms - the homeowner’s vintage quilts.

Nothing exciting in this before shot - 2 candle sticks and a fake plant.


Leaning a simple salvaged window between the sinks breaks up the huge mirror. This typical builder grade mirror had already had it’s own makeover from a local company that will install a custom frame right on top! Silver and crystal pieces that the homeowner already owned now dress the countertop. The q-tip holder is a vintage silver baby cup. Using pieces in an unexpected way - especially items that have sentimental value - makes spaces warm and personal!

This dining room was, well, just boring *yawn*. The lighting fixture was a little large for the table and looking a bit dated.


A gorgeous new chandelier in oil rubbed bronze with crystal orbs and an iridescent silver drum shade toes the line between traditional and contemporary. It also nicely ties together the existing oil rubbed bronze finishes such as the drapery rods and ceiling fans, with the silver pieces the homeowner loves. The oak table, an antique that has been in the family for 50 years is now dressed with other family treasures - grandma’s silver serving tray and a few pieces of vintage crystal and glass. Add a gorgeous floral arrangement in a mercury glass vase and….Bye bye boring!
